What is SDA

Housing that's funded for you.

Specialist Disability Accommodation (SDA) is housing funded through the NDIS for people with extreme functional impairment or very high support needs.

The home is funded through your NDIS plan.

SDA funding is paid to the provider through your plan, so eligible participants can live in purpose-built accessible housing without standard rental costs. Participants also make a reasonable rent contribution, set by the NDIS.

  • How the funding works

SDA pays for the building itself. It's separate from the funding for day-to-day supports, which residents arrange with a support provider.

  • Am I eligible?

SDA is for NDIS participants with extreme functional impairment or very high support needs. A support coordinator or NDIS planner can assess eligibility and help you apply.

  • How do I apply?

Contact ADAPT Housing (SDA provider) about vacancies, or Challenge Community Services (SIL provider) about care and support. Or reach out to us at Brookline and we'll connect you with the right people.

Questions

Everything people usually ask.

Is there a vacancy at Hillvue House?

Not right now: both residences are fully leased. Leave your details and we'll let you know if a vacancy comes up, and tell you about other Brookline homes that might suit you.

Are there other Brookline homes available?

The Post in Bathurst has two brand-new High Physical Support homes available to lease, and Gables on Gladstone in Mudgee is taking expressions of interest ahead of opening in 2027.

What will it cost?

If you have SDA funding in your NDIS plan, that funding covers the housing itself. Participants also make a reasonable rent contribution, which is set by the NDIS. We're happy to explain what that means for you.

Can I choose my own support provider?

Your home and your daily supports are funded separately. Support at this property is currently delivered by Challenge Community Services; ask us or ADAPT Housing about how support arrangements work.
